Built for the stable grooms, Epsom stands as the mirror-image of Goodwood across the courtyard, and like it, shines like a supernova in the firmament of luxury holiday cottages.

The front door opens into a beautiful entrance hall. The drawing-room/dining-room is on the left, 19′ square and flooded with light on three sides from the large windows, which look onto the courtyard and the garden, and the parkland of Bruern Abbey beyond. Epsom’s drawing room has been completely transformed. Curtains, upholstery, loose covers and tablecloths are all new and different- the colours are blue, beige, black and white, taken from the Malabar stripes of the curtains, and gives it a wonderful lift.

At the dining end of the room, there’s an antique mahogany dining-table next to an oak serving-table. A couple of writing tables, prints, books, marble effect lamps with pleated silk shades make Epsom feel like someone’s cherished home rather than a holiday cottage.

The kitchen is on the other side of the hall. It’s got marble surfaces, a Belfast sink, marble behind the cooker and French Grey cupboards. It’s decorative enough to eat in; the kitchen table seats 6 – and it’s a dream to cook in as well, with an American style fridge freezer, dish washer, microwave, hob and oven, and plate rack.

The muted green master bedroom on the first floor is dominated by a splendid carved 18th century four-poster with pink-and-white hangings in Colefax and Fowler’s rough linen. The ensuite shower room is tiled marble to match the genuine marble on the wall-to-wall vanity unit: It has double sinks under the wall-to-wall mirror, there’s a heated towel rail.

To the left of the stairs is the twin-bedded room, papered in Colefax and Fowler vine trellis with headboards upholstered in a an orange floral fabric , and on the right of the stairs is the single room, whose white painted faux bamboo four-poster bed looks wonderful against the pale blue and white, delicate wallpaper. Adjacent to the window there’s a little white painted 18th century washstand with running water.

Both bedrooms share a large, pretty bathroom with light fuschia Colefax and Fowler wallpaper, a painted marble topped washstand, heated towel rail and bath with shower over it.

Apart from being one of the most quintessential luxury cottages in the UK (if not anywhere), one of the reasons for Epsom’s popularity is its big, attractive garden. It’s just a step through the French windows in the kitchen to the terrace with vines and rose-covered pergola, garden furniture, and barbeque. Opposite are wide borders blooming in every shade of pink and white and crimson.
